TWO RESIDENTIAL PROJECTS PROPOSED BY A&B PENDING COUNCIL REVIEW
A&B Seeks to Build Communities Where Maui Residents Want to Live
WAILUKU, MAUI – Two residential projects proposed by A&B Properties, Inc. are pending before the Maui County Council’s Planning Committee and public comment continues on Wednesday, November 3rd at 6 p.m. The projects, referred to as Spreckelsville Mauka and Spreckelsville Makai, were proposed and approved for inclusion in the Wailuku-Kahului Community Plan during the extensive and thorough community plan update process which began in 1992. Together, the two projects would add an estimated 430 homes to the Spreckelsville area over an 8 to 10 year time frame. Approximately 400 homes are planned for the mauka side of Hana Highway along with a 9-hole expansion of the existing Maui Country Club golf course. This project received State Land Use approval earlier this year. The makai project is estimated at just 22-28 home lots, makai of the Maui Country Club.
“We hope the Planning Committee of the Council will support these residential projects with their approval,” said Mercer “Chubby” Vicens, vice president, Maui of A&B Properties, Inc. “A&B Properties has proven itself both capable and responsible to the community. Over a period of fifty years—starting in 1949—A&B has helped develop more than 3,000 homes for thousands of families on Maui. Fourteen housing increments in Kahului—known by kama’aina as ‘Dream City’—made it possible for generations of Mauians to own a home of their own. These Spreckelsville projects represent another opportunity to provide homes for Maui residents in a location where people want to live—close to Kahului and Wailuku and to beaches and parks,” said
Vicens.
Vicens said, “We are listening to the community’s concerns and pledge to do our part to ensure traffic moves smoothly, schools have the resources they need and the dunes along the shoreline are protected. We have committed to work with the State and County on issues ranging from traffic improvements to school impact fees to water source development.”
“A&B Properties has set aside land for the widening of Hana Highway and has plans for further improvements to the Highway, such as turning and storage lanes,” said Vicens. “Keep in mind, also, that Spreckelsville Mauka is located before Paia Town, so project residents will exit Hana Highway into their community before rush hour back up begins; the first project entrance is at Nonohe Street. Additionally, the State has plans for widening Hana Highway to four lanes and/or a Paia bypass road, and the County is proceeding on a Paia parking lot to relieve congestion caused by on-Highway diagonal parking.”
“Archaeological and cultural surveys confirm that no archaeological or cultural sites are present on or near the mauka property,” Vicens explained further. “And we want to assure the community that we—together with the County—will locate our makai project and the proposed shoreline bikepath adjacent to our makai project, to respect all primary sand dunes and other areas of cultural sensitivity. Non-potable water would be used to irrigate the golf course, which also is planned to service the project’s drainage needs,” Vicens added, “so that no additional drainage will be directed to the ocean.”
“It still is very early in the planning process and we expect the important details to be finalized before the last approvals are obtained,” said Vicens.
“A&B has been a responsible member of the Maui community for many decades, providing land—such as Baldwin Beach Park—for recreation and helping dozens of Maui non-profit organizations grow and continue their community-strengthening work,” said Vicens. “We have a long-term commitment to improving the quality of life on Maui, and a continuing interest in ensuring Maui is a desirable place to live.”
